How we work
We look beyond the documents and the estate agency’s sales pitch, and we pay attention to the aspects that most often determine whether a property becomes a source of joy or a source of regret.
1
Start
Every engagement begins with a videoconference briefing session, in which we understand your objectives, preferences, and non-negotiables. From there, we build a tailored service package based on the level of support you need.
2
Assessment
We are your eyes and ears on the ground - we physically visit properties on your behalf, or alongside you, and carry out a careful assessment of aspects such as:

-
Physical condition of the property
Visible signs of deterioration, damp, structural issues, utility obsolescence, and other factors that can become costly later.
-
Context and landscape
Orientation, sunlight, terrain, flood risk, microclimate, and other features that influence comfort, energy use, and livability.

-
Lifestyle and usability
Access, road conditions, neighbours, proximity to services, and how the property can function in daily life.

Written report
Following each visit, we provide a clear written report supported by photographs, videos, and diagrams, highlighting strengths, weaknesses, and points that may warrant further investigation by qualified professionals.

Our work is designed to help you decide whether a property is worth pursuing—before you invest significant time, money, or emotional energy.
